Renting your flat to tourists in Huelva: what each municipality allows in 2026
In the province of Huelva no town hall has suspended or limited new tourist homes: neither the capital nor the coast (Ayamonte, Isla Cristina, Lepe, Cartaya, Punta Umbría, Mazagón, Matalascañas). The Junta's general rules apply. What to check before you start, with date and source.

In short: as of 6 October 2026, no municipality in the province of Huelva has suspended or limited new tourist homes. Huelva does not appear on the Junta de Andalucía's list of municipalities with limits. The common rules apply: registration in the Andalusian Tourism Registry, compatibility with the municipality's urban plan and the agreement of the owners' association.
Can I open a new tourist home in Huelva?
Yes, under Andalusia's general rules. What you do need to check with the town hall is that its urban plan allows the use in your home: the absence of a published suspension does not mean that any home will qualify.

Two details about the coast: El Portil is split between Punta Umbría and Cartaya (Nuevo Portil), and Mazagón between Moguer and Palos de la Frontera. The town hall that counts is the one for the municipal area where your home is: check it in the Catastro (land registry).
Is any limit being prepared?
In Huelva city, an opposition group proposed in March 2025 a moratorium and limits by zone in the Plan General; there is no record of it being approved. Elsewhere we have found no procedure under way. What the Junta does do is review and cancel registrations that do not comply: so far in 2026 it has deregistered more than 200 tourist homes in the province, according to the press.
What is demand like?
It is a summer coast. Between August and November, between 9 % and 13 % of the supply is withdrawn from the platforms in Ayamonte, Isla Cristina, Lepe, Cartaya or Punta Umbría (INE, Spanish National Statistics Institute). Homes in Almonte are large, almost six places on average. In Punta Umbría the supply on the platforms falls every year (257 listings in August 2024, 170 in May 2026). Away from the coast, the capital's market is small and has almost no seasons.
What to check before you start
- That your municipality's urban plan allows tourist use in your home: Do I need an urban planning compatibility certificate? and Can my town hall suspend new tourist homes?.
- That your owners' association approves it by a three-fifths majority: Can my owners' association ban it?.
- That the home meets the Junta's requirements: requirements for the flat.
- Then, the registration: how the licence is processed.
