What a guest expects in 2026: the equipment that is not mandatory but decides the reviews
Wi-Fi, a comfortable bed, a full kitchen, washing machine, air conditioning that works, iron, hairdryer and a welcome kit. The list of what Costa del Sol guests really value, ordered by how much it weighs in the reviews.

Short answer: the reviews of a flat on the Costa del Sol are decided by six things: cleanliness, bed, Wi-Fi, air conditioning that actually cools, a full kitchen and everything working. The rest (decoration, views, a big television) adds, but does not save a flat where the basics fail. Here is the equipment list in the order it appears in complaints.
What causes bad reviews if it is missing or fails
- Air conditioning that really cools: in July, an old unit that does not get below 27 degrees is complaint number one. Maintenance every spring (filter cleaning, gas recharge if needed).
- Bed and pillows: an 18 cm mattress is the legal minimum; 20-25 cm with memory foam is what avoids the phrase "the mattress was sagging". Two pillows per person.
- Fast, stable Wi-Fi: fibre if the building has it; password visible at the entrance and in the guide. An old router in the furthest corner of the flat generates complaints even with fibre.
- Enough hot water: a 50-litre tank for 6 people runs out on the second shower. 80-100 litres for 4-6 places, or a gas water heater.
- Cleanliness: the first impression on opening the door. Hairs in the bathroom and crumbs in the drawers are the two most repeated complaints.
What is taken for granted
Before the list, a warning: a good part of this is not optional. The Annex of Decree 28/2016 requires a television, coffee maker, toaster or grill, blender, juicer, iron and ironing board, clothes horse, hairdryer, two towels per person and a spare set of sheets, among other things. - Full kitchen: ceramic or induction hob, oven or microwave with grill, fridge with freezer, coffee maker (capsule or stovetop), toaster, kettle, crockery and cutlery for double the places, frying pans and pots, chopping board, knives that cut, can opener, corkscrew.
- Washing machine, with a clothes horse (on the coast swimwear is washed every day). A tumble dryer is a plus.
- Iron and board, hairdryer, full-length mirror.
- Television with access to apps (guests bring their own accounts).
- Bed linen and towels: two towels per person (large and small) plus a pool or beach towel if the flat has a pool. White, cotton: they wash at a higher temperature and look clean.
- Plenty of hangers and an empty wardrobe.
- Ceiling or standing fans in addition to the air conditioning: many northern guests prefer natural air at night.
- Blinds or blackout curtains (they are mandatory, but they must work).
- Shower curtain or screen in good condition.
What makes the difference
- Welcome kit: water, coffee, tea, sugar, oil, salt, toilet paper and a cloth for the first day. It costs €3 and shows up in the reviews.
- Travel cot and high chair if the flat takes families: it multiplies bookings with children.
- Umbrella and beach chairs in a flat near the sea.
- Plug adapters for British guests.
- A board game, a few books: it seems trivial; it gets mentioned.
- A clear house guide, in Spanish and English, with the appliances explained and the places you recommend.
What is not needed
Magazine decoration, designer crockery, luxury hotel sheets or a 65-inch television. The Costa del Sol guest comes for the beach; they want a clean, cool flat with a good bed and everything they need so they do not have to buy anything. Spend on what gets used, not on what gets photographed.
