In short: Torremolinos is, in 2026, one of the Costa del Sol municipalities where new tourist homes can still be registered, under Andalusia's general conditions (flat requirements, three-fifths agreement of the owners' association since 2025). The Costa del Sol's reference numbers come mostly from here: a central studio takes in €16,000-19,000 gross a year; a well-located 4-place flat, €20,000-25,500; a 6-place one, €28,000-30,000.
Can a new tourist home be registered?
Yes. As of 19 September 2026, Torremolinos has not suspended new registrations. The trend on the Costa del Sol is towards more control, so it is best not to delay. The three filters (municipality, association and flat) are in Can I rent my flat to tourists where it is?.
The neighbourhoods, seen from the bookings
- La Carihuela: the old fishing quarter, promenade, beach bars. Studios and flats in high demand all year round; high price per square metre.
- El Bajondillo: the big beach below the centre, apartment buildings with pools. The most sought-after by families.
- Playamar and Los Álamos: developments next to the beach, with pool and parking. Families and groups in summer; very strong from June to September.
- Centre (San Miguel, La Nogalera, Plaza Costa del Sol): 5-10 minutes' walk from the beach, with the suburban train. Works all year: couples, remote workers, winter stays.
- Montemar and El Pinar: more residential and inland; lower nightly prices, but good occupancy on long stays and with parking.

What to bear in mind in Torremolinos
- Suburban train: the C-1 line (airport – Málaga – Fuengirola) has several stops in the municipality. A flat less than 10 minutes from a stop rents all year to those who do not come by car.
- Parking: difficult in the centre and in La Carihuela. A flat with a garage space charges more and fills up sooner.
- Feria de San Miguel (late September) and Easter Week: high prices and minimum stays.
- Owners' associations: in the beach apartment buildings, tourist use is common and the agreements usually pass; in residential blocks inland, they take work. See How to ask your association for the vote.
- Winter: Torremolinos does not close. Pensioners from northern Europe, airport workers and month-long stays keep occupancy up at low prices.
