# Listing your flat on Booking step by step: registration, the details they ask for, licence, verification and whose name the account is in

> Registration is free at join.booking.com: partner account, flat details, photos, prices, licence and contract. Afterwards Booking verifies the flat and the holder. What they ask for, how long it takes and who owns the account.

**Short answer:** registration is **free** and starts at **join.booking.com**. You create a **partner account** (separate from a customer account), fill in the flat's details, upload photos, set prices, payment methods and calendar, enter the **tourist licence code** and accept the contract. Once you open it for bookings it can take **up to 24 hours** to appear on Booking, and afterwards Booking may ask you to **verify the location** (video, letter or video call) and to fill in the **KYP** form about the holder. Before you start, decide **whose name** it is going to be in: the account belongs to whoever signs.

## Where do I register?

At **join.booking.com**, with the "Register for free" button. Use an email address you check often: Booking sends you a confirmation link that has to be clicked **within 72 hours**. It warns that some custom-domain email addresses block that email; if it does not arrive, try one from a mainstream provider. You can leave the registration halfway and continue another day with "Continue your registration".

If the flat is already on Airbnb, Booking lets you **import** the name, the photos and the calendar from the listing link, and says it shows your scores from other websites until the first Booking reviews arrive.

## What are the steps of the registration?

1. **Type of property.** For a flat with its own kitchen, "Apartment"; for most holiday rentals Booking recommends "Homes" → "Entire place" → "Holiday home". **It cannot be changed afterwards**: you would have to start again.
2. **Name and address.** The address is the flat's, not yours, and it will be shown in the listing. Booking may send a verification letter to that address, so it has to be exact.
3. **Channel manager**, if you are going to use one: you have to switch off the suggested price, the promotions and the rate plans the registration proposes, or you may receive duplicate bookings.
4. **Layout and facilities.** If the kitchen is in the same space as the bed, it is a "Studio". State the beds, the maximum number of adults and children, and all the facilities.
5. **House rules**: children, pets, parties and check-in and check-out times, with **at least two hours** between check-out and the next check-in.
6. **Photos**: a minimum of **five** to continue and Booking recommends **ten**; in JPG or PNG, at least **1,280 × 900 pixels**, without watermarks or logos ([listing photos](/guias/fotos-del-anuncio)).
7. **Payments and price**: whether Booking collects for you (Payments by Booking.com) or you collect yourself ([how Booking handles payment](/guias/pagos-y-factura-de-booking)), the nightly price and at least **one rate plan** with its cancellation policy ([which one to set](/guias/cancelaciones)). In this step you can also switch on the **"New property offer"**: a 20 % discount for your first guests for up to three bookings or 90 days.
8. **Calendar**: Booking opens it automatically for the next **18 months**; you can sync it with another platform via iCal, although it recommends a channel manager.
9. **Licence and contract.** Depending on the country, Booking asks whether you are registering as a **professional host**. You accept the terms and click **Open for bookings**.

## And the licence number?

In Andalusia it is the code from the **Andalusian Tourism Registry**: **VFT/MA/00000** or **VUT/MA/00000**, according to your resolution. It goes in the licence field of the registration or the extranet, and the guide [the licence code in listings](/guias/codigo-de-licencia-en-los-anuncios) explains where and in what format. If Booking does not accept it, check that it is **written exactly as the Junta issued it** and that it is still valid; sometimes the form asks for more mandatory details and does not save anything until you complete them. The state NRUA number is no longer needed: the Supreme Court annulled it ([the NRUA has been annulled](/guias/nrua-anulado)).

## How does Booking verify the flat and the holder?

**The location.** Booking assigns the method (you do not choose it):

| Method | Timing (October 2026) |
|---|---|
| **Video** recorded in the flat, less than three weeks old, without filters or editing | Booking reviews it within two weeks |
| **Letter** with a code sent to the flat's address | It can take up to 35 days; if it does not arrive, another is requested |
| **Video call**, only in exceptional cases | Booking can take up to three months to call you from the first contact; keep your phone numbers up to date |

If you cannot go, someone you trust can do it. Until you verify, Booking can close the property to bookings and hold payments. In addition, every new property has the **"No prepayment"** restriction: you do not see the card details (except for no-shows and cancellations of non-refundable rates), you cannot charge in advance and you get paid on arrival.

**The holder.** The **KYP** ("Know Your Partner") form is in **Account** → **Compliance centre**, and only the **primary account** can see it. As an **individual** you are asked for:

- Full name as on your ID card or passport, home address (not the flat's), date and place of birth.
- Tax ID (NIF) and, if you have one, VAT number.
- An email address and a contact phone number for guests, which are shown on the listing.
- A photo of your identity document and a **proof of address** from the last six months (a bill, a bank or card statement).

As a **company**: company name, registration number, registered office, tax ID, VAT and contact details, plus the directors and anyone holding **25 % or more**.

## What contract do I sign and whose name is the account in?

You sign the **partnership agreement**, which includes your details, the commission percentage and the **General Delivery Terms**, which Booking reviews twice a year. It arrives by email when you open for bookings, and you can request a copy of the terms in **Account** → **Contracts**. The agreement creates a **legal entity ID** and a **primary account**, the only one that sees the contract and can add or transfer properties.

The account belongs to the **contracting party**: the person or company that signed, whether the owner or a management company. If that changes tomorrow, the only official route is the **change of ownership** transfer, which **only whoever signed can start**. Booking expressly asks you not to pass the login details to the new holder. That is why, before listing the flat with a manager, read [Who holds the listing?](/guias/quien-es-titular-del-anuncio).

## Do I register as an individual or as a company?

As whoever is going to sign and invoice. The KYP has one route for individuals and another for companies, and the name on the contract cannot be changed from the compliance centre: a new contract has to be signed. The tax differences are in [individual or company](/guias/persona-fisica-o-sociedad). Booking also reminds you that it is up to you to check whether you must issue an invoice to the guest ([invoice to the guest](/guias/factura-al-huesped)).

## How does Booking charge?

With a **commission per booking**, which depends on the country, the type of property and your agreement; during registration you already see the one that applies to you. It is calculated on the stay **plus extras** such as cleaning, and not on the municipal tax, and it is invoiced once a month. The figures are in [what commission each platform charges](/guias/comisiones-booking-airbnb).

## What does a manager do with this?

They prepare the registration with photos and texts, check the licence in the registry before publishing it, go through verification and leave the account in the owner's name, coming in themselves as a user. At TGV, if the owner leaves the management, they keep the listings, the reviews and the photos.
