**Short answer:** the listing is created from **"Get started"** in three blocks: **you describe the space** (type, location, bedrooms, bathrooms and guests), **you make it stand out** (photos, title, description and amenities) and **you add the finishing touches** (price and new listing promotion) before publishing. Airbnb **does not publish the listing until you verify your identity**. In Andalusia you have to enter the **VFT/VUT registration code** in the listing's registration field, because the Junta requires it to appear in all advertising; the state registry number (NRUA) is no longer mandatory. And before welcoming anyone, it is worth having the licence, the insurance and traveller registration sorted.

## What do I need before I start?

| What | Why | Where it is explained |
|---|---|---|
| Registration in the Andalusian Tourism Registry (VFT/VUT code) | Without it you cannot advertise | [How to apply for the licence](/guias/como-se-tramita-la-licencia) |
| Owners' association authorisation (registrations since April 2025) | Airbnb includes it among what you must have to hand in case of an inspection | [Owners' association](/guias/comunidad-de-vecinos) |
| Flat with the required equipment | The inspection checks it | [Mandatory equipment](/guias/checklist-equipamiento-obligatorio) |
| Insurance that declares the tourist use | It is not mandatory, but normal home insurance may not cover you | [Insurance](/guias/seguro-vivienda-turistica) |
| System for traveller registration | Every booking is reported to SES.Hospedajes | [Traveller registration](/guias/registro-de-viajeros) |
| Photos taken | They are the first thing the guest sees | [Listing photos](/guias/fotos-del-anuncio) |
| Valid identity document and bank account | For verification and payouts | Below |

## How is the listing created?

According to Airbnb's getting-started guide (22 April 2026):

1. Click **"Get started"** on airbnb.es (if you do not have an account, you create it at that moment).
2. **Describe your space**: type of accommodation, location, number of bedrooms and bathrooms, and how many guests fit. Put the places on your licence, no more.
3. **Make your listing stand out**: upload the photos, write the title and the description, and tick the amenities you offer.
4. **Add the finishing touches and publish**: set the weekday and weekend price, decide whether to switch on the **new listing promotion** and publish.

Everything can be changed later from the **listing editor**. Airbnb says new listings usually appear in searches within about **24 hours**, and that its algorithm is designed to give them a good position at the start.

## What is identity verification like?

Airbnb requires all hosts to verify their identity. There is no deadline, but **the listing is not published until you do it**. Your personal details may be enough, or it may ask for a **photo of your official document** (ID card, passport or driving licence), original and valid (a photocopy or a PDF is not accepted), and sometimes a **selfie** taken on the spot, which is not shown on your profile. It usually takes less than an hour. Use your name exactly as it appears on the document: if it does not match, it is delayed.

## Where does the licence number go?

Airbnb, on its Andalusia page, reminds you that the Junta requires the registration number to be shown in any listing of the home and that the listing has a **field to enter it** (in "Listing details"). In Spain, Airbnb has **two fields**: one for the **regional number**, where your **VFT/MA/00000** or **VUT/MA/00000** code goes exactly as it appears on the resolution, and another for the **national number**. The national one was the NRUA, and Airbnb confirms in its help pages that, after Supreme Court judgment 620/2026, it is **no longer mandatory** for publishing (October 2026). The details, including what to enter while the definitive code arrives, are in [The licence code in listings](/guias/codigo-de-licencia-en-los-anuncios) and in [The NRUA has been annulled](/guias/nrua-anulado).

## How do I do the photos and the texts?

Photos decide whether the guest keeps looking, and texts whether they book. Everything practical (how many photos, in what order, what the platforms do not allow, how to write the title and in which languages) is in [Listing photos](/guias/fotos-del-anuncio) and [Listing texts](/guias/textos-del-anuncio).

## What price do I set and how do I configure the calendar?

- **Nightly price**: you decide it and change it whenever you like; Airbnb suggests one based on the area and similar listings. How to move it by season is in [Prices and seasons](/guias/precios-y-temporadas).
- **New listing promotion**: a **20 % discount on your first 3 bookings** (October 2026). It helps to get the first reviews. Only one of these discounts applies per booking: new listing, custom promotion, length of stay, early bird or last minute.
- **Cleaning**: goes as a separate fee ([cleaning fee](/guias/tarifa-de-limpieza-airbnb-booking)). Bear in mind that Airbnb also charges its commission on it ([commissions](/guias/comisiones-booking-airbnb)).
- **Booking preferences**: Instant Book or request, advance notice (from the same day up to 7 days), preparation time between bookings and minimum and maximum stay; if you do not set a maximum, it is 31 nights. It is in [Instant Book or request](/guias/reserva-inmediata-o-solicitud).

## Which cancellation policy do I choose?

One is chosen per listing from Airbnb's policies. Which one suits the Costa del Sol depending on the season is in [Cancellation policies](/guias/cancelaciones).

## How do I set the house rules?

Once it is published, in the listing editor go to **Arrival guide** and then to **House rules**. The standard ones cover pets, parties and events, smoking and vaping, quiet hours, check-in and check-out times, check-in method, maximum number of guests and commercial photography or filming; you can add your own rules as long as they do not contradict those. Guests accept them when booking and they appear in the listing, in the booking terms and in the arrival guide. A template, in [Parties, noise and house rules](/guias/fiestas-y-ruido).

## How do I get paid?

1. **Menu > Account settings > Payments & payouts**.
2. Under **Payouts**, click **Add payout method**.
3. Choose your country, the method (bank account, PayPal, Payoneer or international wire, depending on availability) and fill in the details.

The bank account has to be from the same country as the address you gave, and the name must match the one on the Airbnb account. Sometimes Airbnb deposits a small amount to check it. In addition, in the EU Airbnb has to collect your **tax information** under the DAC7 directive (**Menu > Account settings > Taxes**), and uses it to report to the tax office ([Booking and Airbnb report to the tax office](/guias/plataformas-informan-a-hacienda)).

At the start you get paid later: until you complete two stays, the payout arrives at the end of the business day after the guest's **check-out** rather than their check-in, unless you verify the property's location. The full timings, in [When Airbnb pays](/guias/cuando-paga-airbnb).

## What does a manager do with this?

A manager checks the licence, prepares photos and texts, sets up prices, calendar and rules, and connects the listing with the other platforms so that the same nights are not sold twice. On Airbnb the listing stays in the owner's account and the manager comes in as a [co-host](/guias/coanfitrion-en-airbnb): if the owner leaves, they keep the listings, the reviews and the photos.
