# Direct bookings without platforms: what you save, what you need and why they do not replace Booking

**Short answer:** yes, you can rent without platforms, and every direct booking saves the **15-16 %** that Booking or Airbnb take. But a direct booking needs **a website with a calendar, prices and secure payment**, clear **terms or a contract**, **traveller registration** like any other and, above all, **traffic**: people who reach your website. For a single flat, direct bookings are a complement (repeat guests, friends of guests); the platforms remain the base.

## What do you need?

1. **A website** with the flat's page, photos, real-time availability calendar and prices by date.
2. **Secure payment**: a payment gateway (card) that charges at booking and stores the card for the deposit; never bank transfers to strangers or cash on arrival.
3. **Booking and cancellation terms** in writing, accepted at payment.
4. **Calendar sync** with the platforms so you do not sell the same night twice.
5. **Traveller registration, invoice or receipt, licence code**: exactly as with a platform booking.

## How much do you save?

On a €1,000 booking: €155-163 of platform commission, minus €15-20 for the payment gateway. About **€140 per booking**. For a flat with 40 bookings a year of which 10 % were direct, that is about €560 a year. It is money, but it does not change the business; what changes it is volume, and volume comes from the platforms.

## Where do direct bookings come from?

- **Repeat guests**: the guest who stayed before and comes back. A card with the website at check-out, an email three months later.
- **Referrals**: friends and family of guests.
- **Google**: if your website appears when someone searches "apartment in Torremolinos" (hard for one flat; possible for a website with many properties).
- **Social media**: useful for a brand with content; little use for one flat.

## What are the risks?

- **Fraud**: stolen cards, fake bookings to get the address and the code. A serious gateway filters most of them.
- **Disputes**: without the platform's mediation, you resolve a guest's claim yourself.
- **Cancellations**: your terms must be accepted in writing to be able to charge them.
- **Work**: messages, payments and invoices that are automated on the platforms.

## Is it worth it for one flat?

As a complement: a simple page, or a listing on the manager's website, so repeat guests can book without commission. As the main channel, no: the cost of a booking website and the work of attracting visits is not paid for by one flat.

## And for a manager with many homes?

Yes. With dozens of homes, a direct booking website with calendar, payment and its own property pages lowers the average commission, allows a connection to Google and gives a brand the guest recognises.
