# Deregistering the tourist licence: when it makes sense, how to do it and what happens if you want to come back

**Short answer:** if you stop renting to tourists for good (you sell, you move in, you let it long term), you have to **communicate the cessation** to the Tourism Registry with the communication form, online and with a digital certificate. It is free. But be careful: **cessation is definitive**; if you want to come back in a year, you will have to file a new responsible declaration and meet the requirements in force at that time.

## Why isn't it enough to stop advertising?

Because as long as the home is registered, **you are obliged to provide the service in the declared periods**. An inspection or a complaint for "not attending" can end in proceedings. Moreover, a live registration is incompatible with residential letting of the same home: if you sign a long-term contract without deregistering, you are in breach.

## How is it done?

1. Go to the Junta's virtual office with the holder's certificate.
2. Open the **Communication to the Tourism Registry (7267)** procedure.
3. Tick **"Cese definitivo"** (definitive cessation) and enter the home's registration number.
4. Sign and file. There is no fee.

If the holder is your manager, they have to do it, or first communicate the change of holder back to you.

## What if I only want to stop for a few months?

There is no need to deregister: you **change the operating periods**. You can declare that the home only operates, for example, from June to September. Outside those months you will not be able to rent, but neither are you obliged to attend. We explain it in [Operating periods](/guias/periodos-de-funcionamiento).

## What happens to the VFT/VUT code?

It is cancelled. If you register the home again later, you will receive a new code and will have to change it in the listings.

## Can I deregister and re-register to "reset" something?

You would only lose: the code, seniority in the registry and the possibility of keeping the conditions under which you registered. Homes registered before April 2025, for example, do not need the association's three-fifths agreement; if they deregister and register again, they do. Think about it before closing.

## When does deregistering make sense?

- When you sell and the buyer is not going to continue tourist use (if they are, the right thing is to communicate the change of holder, not cessation).
- When you sign a long-term let.
- When you are going to live in the flat or lend it to family.
- When the home stops meeting a requirement and it is not going to be fixed.

In any other case, changing the periods is better than ceasing.
