# Changing the tourist licence holder: when a manager comes in, you change manager or you sell the flat

**Short answer:** if the home is already registered and the operator changes (a manager comes in, you change manager, you sell it or inherit it), **no new responsible declaration is filed**: the **change of holder** is communicated with procedure **7267** ("Andalusian Tourism Registry: Communication"). It is filed by the **new holder** with their digital certificate, the home's code does not change and the activity is not interrupted.

## In which cases is it done?

- **A manager comes in**: you had the home in your name and now a company handles keys, cleaning and guests. The Junta says expressly that this company must appear as holder of the operation.
- **You change manager**: the new one communicates that they become holder; the previous one is out.
- **You go back to managing it yourself**: you communicate that you are the holder again.
- **You buy or inherit a registered home**: you communicate the change with the new nota simple.

## Who files it and how?

It is filed by the **new holder**, online, with a digital certificate, at the Junta's virtual office. In the communication form the new holder is entered in the details section, **"Titularidad"** (holder) is ticked under the type of communication and the home's **registration number (VFT/VUT)** is entered. The operating periods are also stated.

Documents they end up asking for:

- The **legal title** entitling the new holder to operate the whole home: the management contract (with its period of validity) or the deed if it is a purchase.
- An **up-to-date nota simple** from the Land Registry.
- A **power of attorney** if a representative signs without a legal-entity certificate.

## What happens while it is being processed?

Nothing bad: the communication takes effect from filing. The maximum time to resolve is three months and silence is taken as unfavourable, so it is worth sending the documents complete the first time. During that time the home remains registered and keeps being rented.

## Does the licence code change?

No. The VFT/VUT number belongs to the home, not to the holder. Listings do not have to change it.

## And the Booking and Airbnb bookings and listings?

That is another matter, commercial rather than administrative. If the listings are in the owner's name, the new manager connects to them; if they were in the old manager's name, you have to decide whether they are transferred (Booking allows the property's holder to be changed with a form) or new ones are created, losing the reviews. ## Does it cost anything?

No. Like every communication to the Tourism Registry, it is free. We do it as part of onboarding any home that comes under our management.
