**Short answer:** AirCover for hosts is **included free on every Airbnb booking**. It has two parts. **Host damage protection**, of up to **3 million dollars**, reimburses you for some damage caused by the guest if they do not pay for it. **Host liability insurance**, of **1 million dollars**, responds if a guest is injured or their belongings are damaged and you are held responsible. To claim for damage, you first ask the guest in the **Resolution Centre**, within **14 days** of their check-out. They have **24 hours** to reply and, if they do not pay, you ask Airbnb to step in. Host damage protection **is not insurance** and does not replace your home's insurance (October 2026).

## What does AirCover for hosts include?

| Part | Limit | What it covers |
|---|---|---|
| Identity verification and reservation screening | — | Checks who is booking and blocks bookings with a high risk of damage or parties |
| Host damage protection | Up to USD 3,000,000 per stay | Damage by the guest, their companions or their pet to the home, the furniture and your belongings. Parked cars or boats. Extra cleaning (stains, pets, smoke smell, extra guests without permission). Lost income if you have to cancel confirmed bookings because of that damage |
| Host liability insurance | USD 1,000,000 | Injuries to guests or other people, damage to or theft of their belongings, and damage guests cause to common areas or nearby properties. It also covers co-hosts and whoever cleans |
| 24-hour safety line | — | Access from the app to a specialist team if you are in danger |

All figures are in dollars and are converted at the exchange rate on the day of payment. In the European Economic Area, the liability insurance is underwritten by the **Spanish branch of Zurich Insurance Europe AG**, through the tied agency **Airbnb Spain Insurance Agency**. There is no need to sign up: you are automatically covered on every stay booked through Airbnb. If you do not want the liability insurance, you can opt out by writing to Airbnb from your account's email address.

## What does it not cover?

According to the help pages and the Host Damage Protection Terms, the following are excluded, among other things:

- **Normal wear and tear** and deterioration from use, age or lack of maintenance.
- **Money**: cash, banknotes and securities.
- **Natural events** (earthquakes, storms).
- **Normal check-out cleaning**: laundry, dishes or rubbish. Only cleaning that exceeds the cleaning fee you already charge is paid.
- Mould, insects and pests, manufacturing or construction defects and changes in temperature or humidity.
- Excessive use of electricity, water or gas.
- Items missing from an inventory without explanation.
- Whatever happens **after the stay has ended**.
- Cameras and recording devices that do not comply with Airbnb's rules.
- Anything that cannot be claimed from the guest under Airbnb's terms.
- In the liability insurance, **intentional acts** and damage to your own home, which go through Host damage protection.

In addition, Airbnb can reject the request if you did not take **reasonable precautions**. One example it gives: claiming again and again for the same type of damage on the same listing. And it only covers stays **booked through Airbnb**.

## How much does it really pay?

Here is the small print that surprises people most:

- **Never more than the guest owes you.** It is a guarantee: the guest is the first party obliged to pay, and Airbnb only pays if they do not.
- **Actual value, not the price of a new one.** In general, it pays the lower of repairing and replacing, calculated with **depreciation** for age and use. A six-year-old sofa is not paid as a new one.
- **It deducts what you have already received** from elsewhere: your insurance, a deposit or what the guest has paid you.
- **In dollars**, unless Airbnb decides to pay in another currency, and after you sign a payment agreement.

## How long do I have to claim?

| Step | Deadline |
|---|---|
| Ask the guest for the money in the Resolution Centre (that way Airbnb is informed) | 14 days from check-out |
| Guest's reply | 24 hours |
| Ask Airbnb to step in, with the evidence | The help pages ask you to do it within 14 days of the damage; the terms accept the form up to 30 days after check-out |

The Resolution Centre accepts other money requests up to 60 days after check-out. For damage, on the other hand, count on the 14 days: do not wait.

## How do you claim, step by step?

1. **Document the damage** with photos or videos, repair or cleaning quotes and receipts. Photos of the flat's condition before check-in are very useful.
2. **Ask the guest for the money** in the Resolution Centre within the 14 days. Explain why they are responsible and how much you are asking for.
3. **Wait 24 hours.** If they do not reply, pay only part or refuse, send the request to Host damage protection and the Customer Support team will review the case. Some requests are reviewed automatically. If you disagree with the outcome, you can ask for a person to review it.
4. **Provide the evidence** the terms ask for: when it happened, the cause and the origin. An inventory of what was damaged with brand, model, purchase date, condition and cost. Detailed quotes if the home needs repairing. Invoices for the extra cleaning and proof that the item is yours. If there was theft or a crime, the **police report**.
5. **Keep what was damaged** without throwing it away and let it be inspected if you are asked.
6. If it is approved, **you sign the agreement** and get paid.

Two warnings from the terms. By claiming, you accept that Airbnb reads your messages with the guest, so always talk through the app. And a manipulated or forged document, including one made with artificial intelligence, means your whole request is rejected.

## Why does it not replace tourist home insurance?

Because Airbnb itself says so: Host damage protection "is not insurance", it does not replace any you have or could take out, and Airbnb recommends taking out a policy. In addition:

- **It only applies to Airbnb.** A Booking or direct booking has no AirCover.
- **It only covers what a guest causes.** A breakdown, a leak from an old pipe or a storm are not included.
- **It pays afterwards and with deductions**: first the guest is asked, depreciation is applied and whatever you receive from elsewhere is deducted.

In Andalusia specific insurance is not mandatory, but it is what protects you all year round, on any channel ([insurance for a tourist home](/guias/seguro-vivienda-turistica)). How everything fits together, from the deposit to the claim, is in [what if they wreck my flat?](/guias/que-pasa-si-me-lo-destrozan). On Booking there is no AirCover: you have the damage deposit or the damage programme ([deposit on Airbnb and Booking](/guias/fianza-airbnb-y-booking)).

## What does a manager do with this?

What decides whether a claim succeeds is having photos of the flat before every check-in and asking the guest for the money within the 14 days with all the evidence. That is what a manager should do. On Airbnb, TGV comes in as co-host and the listing stays in the owner's account: if one day you leave TGV, you keep the listing, the reviews and the photos.
